We developed our seller document pack to insure that in most cases the seller will only have to come to our office for a single consultation. We will go over the purchase and sales contract with you. Then have you sign several documents that will insure our side of the deal will go smoothly, including a power of attorney so that we can attend the actual closing in your stead. All you have to do is wait at home for a phone call from us telling you that your check is ready to come pick up.

Our flat fee for representation in the sale of your property is based on the amount of work normally required for a real estate closing. Keep in mind that the focus of our job is to draft, secure, review and file the necessary documents and that only you can negotiate that actual terms of the sale. The fee includes the following services.

Document Preparation
Purchase and Sale Agreement
Deed
IRS 1009 form
Bankruptcy affidavit
Mechanics lien affidavit
Limited Power of Attorney
Mortgage Pay-Off Request
Other related documents that may be required.

Consultation
Review all of the documents and explain all important terms before you sign.

Pre-closing
Contact lenders who have mortgages on the property and find out what the pay-off amounts are.
Just before closing, find out how much oil/gas you have in the tank to make sure you get credit for it.
Obtain final water/sewer bills and make sure you are up-to-date on all payments.

Closing
You will give us power of attorney so we can attend the closing and sign the conveyance papers in your stead.
Review the HUD financial statement to insure that you fuel, tax and other adjustments are accurate, and to make sure that all of the financial terms are what you agreed to.

Our fee is calculated to give you the best possible service for the task of getting you from signing the offer to walking into your new home. Again, this fee does not encompass negotiating the terms of your offer, nor does it include the job finding a lender and settling on financing terms. If major title or other issues arise, the fee does not cover the cost of curing them. But we will work hard to fix any problems that can be addressed quickly and will only charge an additional fee if the work extends significantly beyond the scope of a typical closing.
